HOME & RENTERS
The policy you only read after something happens.
Homeowners and renters cover is mostly bought once and never looked at again — which is why so many people discover the important details at the worst possible moment. On the Gulf Coast in particular, the details matter.
WHAT IT IS
Dwelling, contents, liability and the gaps
A homeowners policy generally does four jobs: it repairs the structure, replaces your belongings, covers you if someone is injured or you damage someone else’s property, and pays your living costs if the house becomes uninhabitable. A renters policy does the last three — your landlord insures the building, not your possessions and not your liability.
The detail that catches most people is how belongings are valued. Replacement cost pays what it costs to buy the item again today. Actual cash value pays what the item was worth after years of depreciation, which on a ten-year-old sofa is very little. The premium difference is usually smaller than people expect.
The detail that catches Gulf Coast households is flood. A standard homeowners policy does not cover rising water, and in this part of Texas that is not a theoretical gap. Wind and hail also frequently carry their own separate, percentage-based deductible. Both are worth checking on the policy you already hold, today, regardless of whether you ever speak to us.
Who it is for
Homeowners, condo owners, renters, and anyone relocating on PCS orders.
Renters matters too
Your landlord’s policy covers the building. It covers none of your belongings and none of your liability.
The Gulf Coast gap
Flood is not covered by a standard homeowners policy. It is arranged separately.

Is this you?
- You are renting and have no renters policy at all.
- You bought your homeowners policy years ago and renewed it without reading it.
- You live on the Gulf Coast and have never checked whether you have flood cover.
- You are moving on orders and need cover to start the day the lease does.
- Your premium jumped at renewal and nobody explained why.
If any of these sound familiar, a 10-minute conversation will cost you nothing and probably answer more than you expect.

What each would pay for a ten-year-old roof or sofa, with the premium difference shown side by side.
05
Wind, hail and flood
Separate deductibles and separate policies, explained for this part of Texas specifically.
06
PCS moves
Cover that follows you cleanly across state lines, with no gap on either side of the move.
Common questions
Does homeowners insurance cover flood?
No. Rising water is excluded from standard homeowners policies and is arranged through a separate flood policy. Given where AVIA’s clients mostly live, we raise this on every single conversation.
Do I really need renters insurance?
Your landlord insures the building and nothing of yours. Renters cover is usually one of the least expensive policies available and covers both your belongings and your liability.
What does loss of use mean?
If your home becomes uninhabitable after a covered loss, the policy pays the additional living costs — hotel, meals, a temporary rental — while it is repaired.
I am moving on PCS orders. What do I need to do?
Cover needs to start the day the new lease does and should not lapse on the old one. Tell us the dates and we will coordinate the handover with the partner carrier.
Why did my premium increase when I made no claim?
Rebuild costs, regional weather losses and carrier reinsurance pricing all move premiums independently of your own record. It is a good reason to re-shop rather than simply renew.
Can AVIA write this directly?
